The Government has warned against illegal parcelling out and unauthorised sale of residential and commercial stands on North Umzari Farm in Makonde District, Chinhoyi.
The activities violate national spatial planning laws and urban development regulations.
In a statement, the Ministry of Local Government and Public Works said no planning permission had been granted for the subdivision of North Umzari Farm, and no layout plans had been approved for the area.
The ministry said the developments run contrary to the Government’s vision of creating orderly and sustainable smart cities in line with Vision 2030.
“Absolutely no certificates of compliance have been issued for any stands or land sales on this property. Consequently, any layout plans currently used to market this land are fake, fraudulent, and legally void,” read part of the statement.
Authorities warned prospective buyers against purchasing land on the property, warning that they can do so at their own risk.
“The State will not offer any compensation, legal protection, or alternative land to individuals who lose investments to these illegal syndicates,” the statement said.
The Government also warned that any structures erected on the farm without approved building plans would face immediate demolition without further notice.
The ministry urged members of the public to verify the legal status of any land with Chinhoyi Municipality or the ministry before making financial commitments.
“All illegal sellers must immediately cease advertising, clearing, or selling pieces of North Umzari Farm,” the statement said.
The G0vernment reaffirmed its commitment to eliminating chaotic and unplanned settlements, adding that it would not tolerate lawlessness in urban development.
